Questions & Comments about the Covenants and Restrictions Amendments?

A twenty-four page draft of proposed covenants and restrictions amendments was distributed and reviewed on July 12th at a meeting of the owners. Some key points covered in the meeting included:

• a voting protocol that uses owners meetings as a discussion venue prior to a broad mail/electronic vote (This is intended to increase the ability of owners to be heard, increase owner voting, and eliminate the ongoing problems recalling the annual meeting each year to reach a quorum);
• an architectural control plan w that focuses on the major items (e.g. roofs, door, siding, fences, windows, etc) and phases in as owners make future repairs was detailed;
• financial checks and balances to ensure more reliable management of reserve and painting funds from board to board.

Additionally the amendments more clearly detail the Association's obligations/rights to conduct maintenance (landscape, painting, etc), spells out the parking policies,  and resolves conflicts between the Bylaws and the Covenants and Restrictions.

Suggestions and comments about the Association finances....

Between November 12 to December 12th 2009, the owners discussed, debated in an open forum  the financial issues facing the Association and voted on future services. A detailed report outlining the financial health of the Association was mailed to all owners on October 19th.  This space has been setup to discuss future service of the Association as well as the financial report. Traffic Control and Parking - What do we need to do?

Forget about the past disagreements on this subject (we certainly have had them) - let's go forward and find compromise solutions that we all can agree to. One thing we know is that pedestrians and automobiles share the same roadway and that we all want the community to be safe for our children, and our pets.

Let's discuss both the issues (because there is not necessarily agreement on what the issues are) as well as alternate solutions (because there is more than one way to address any problem - gates, treadles, signs, concrete bumps, asphalt bumps, plastic bumps, temporary bumps, temporary closures, Tomahawk missiles, etc.)

Share the names of plumbers , maids, handymen, etc.

Do you know anyone that is reliable and fair priced? Please recommend them to your fellow neighbors - Maids/Maid Services, Handymen, Plumbers and Carpet Cleaners, Pest Control, Painters, , Appliance Repair, Chimney Sweep, Heat and Air conditioning, Lawn Service, Firewood, Tree service, Fence Repair, etc. ... or maybe a good place to buy flowers.

Better yet - those that have not been not so helpful and why.
